The North Shore is growing fast. New subdivisions are going up from Mascouche to Mirabel, and the established neighborhoods in Terrebonne, Repentigny, and Sainte-Therese have tens of thousands of homes that are now 30 to 50 years old. Both ends of that spectrum keep us busy. The newer homes have steep pitches and complicated roof designs. They look great from the street. But we regularly get calls from owners of homes built just 8 or 10 years ago that already have leaks. The problem is usually flashing. Around chimneys, skylights, and where the roof meets a wall, the flashing needs to be done properly or water finds a way in. Builders sometimes cut corners on these details, and it catches up with homeowners faster than they expect. The older bungalows and split-levels in Sainte-Therese, Blainville, and Boisbriand are more straightforward. Strip the old shingles, check the deck, fix any ventilation issues, and install new architectural shingles with proper ice protection along the eaves. That matters because it affects how roofing materials contract and expand, and it means snow sits on the roof longer.
