Complete Shingle Roof Replacement on a Plateau Triplex
Full tear-off and replacement of an aging three-tab shingle roof on a classic Montreal triplex, including deck repairs and ventilation upgrades.
This Plateau Mont-Royal triplex had a shingle roof that was well past its expected lifespan. The original three-tab shingles were curling, cracked, and missing in several areas, and the building had experienced recurring leaks during heavy rain events.
Our team performed a complete tear-off to the roof deck, revealing several sections of plywood sheathing that had softened from prolonged moisture exposure. We replaced the damaged deck sections, installed ice and water shield along all eaves and valleys, applied synthetic underlayment across the full roof surface, and installed new architectural laminated shingles rated for high wind resistance.
We also addressed ventilation deficiencies that had contributed to ice dam formation in previous winters. New soffit vents and a continuous ridge vent were installed to ensure proper airflow through the attic space, keeping the roof deck cold and reducing the risk of ice dam damage going forward.
All flashing around the chimney, plumbing vents, and the shared parapet walls between units was replaced with new step flashing and counter flashing to ensure watertight connections. The project was completed efficiently with minimal disruption to the building's tenants.
