Shingle Replacement - Plateau Mont-Royal
Plateau Mont-Royal, Montreal
This Plateau Mont-Royal triplex had a shingle roof that was well past its expected lifespan. The original three-tab shingles were curling, cracked, and missing in several areas, and the building had experienced recurring leaks during heavy rain events. Our team performed a complete tear-off to the roof deck, revealing several sections of plywood sheathing that had softened from prolonged moisture exposure. We replaced the damaged deck sections, installed ice and water shield along all eaves and valleys, applied synthetic underlayment across the full roof surface, and installed new architectural laminated shingles rated for high wind resistance. We also addressed ventilation deficiencies that had contributed to ice dam formation in previous winters. New soffit vents and a continuous ridge vent were installed to ensure proper airflow through the attic space, keeping the roof deck cold and reducing the risk of ice dam damage going forward. All flashing around the chimney, plumbing vents, and the shared parapet walls between units was replaced with new step flashing and counter flashing to ensure watertight connections. The project was completed efficiently with minimal disruption to the building's tenants.
Flat Roof Membrane - Laval Commercial
Laval
This mixed-use building in Laval had a flat roof with an aging modified bitumen membrane that had been patched repeatedly over the years. Ponding water in several areas had accelerated membrane deterioration, and the building owner was dealing with recurring leaks into the commercial spaces below. We removed the existing membrane layers down to the roof deck and discovered areas where the structural decking had deteriorated from prolonged water exposure. After replacing the damaged sections, we installed tapered rigid insulation boards to correct the drainage issues that had caused ponding. The tapered system directs water toward existing roof drains, eliminating the low spots that had plagued the previous installation. A two-layer SBS elastomeric membrane system was then torch-applied over the insulation. The base sheet was mechanically fastened and torch-welded, followed by the cap sheet with a granulated surface for UV protection. All penetrations including HVAC units, plumbing vents, and electrical conduits were carefully detailed with reinforced membrane boots and sealant. Parapet walls were stripped and re-flashed with new membrane extending up the wall face and capped with metal coping. New scupper details were installed at overflow locations for secondary drainage protection. The completed roof provides reliable waterproofing and improved thermal performance for the building.
Emergency Leak Repair - Longueuil
Longueuil
The homeowner contacted us during a winter rain event when water began entering through the ceiling of their second-floor bedroom. Active leaks during rain require immediate attention to prevent water damage to interior finishes, insulation, and the building structure. Our team arrived within hours to assess the situation. The source of the leak was traced to failed flashing at a chimney-to-roof intersection where the existing step flashing had corroded and separated from the chimney masonry. Wind-driven rain was penetrating the gap and running down the interior of the wall cavity before emerging at the ceiling below. We performed a temporary waterproofing repair to stop the active leak immediately, using roofing cement and temporary membrane coverage to seal the compromised area. Once the storm passed and conditions allowed for permanent work, we returned to perform a complete flashing replacement. The old step flashing and counter flashing were removed, the chimney masonry was cleaned and prepared, and new step flashing was woven into the existing shingle courses. New counter flashing was set into reglets cut in the mortar joints and sealed. The repair restored watertight integrity at the chimney intersection and eliminated the source of the leak. We also inspected the remainder of the roof and identified several other areas where flashing was beginning to deteriorate, allowing the homeowner to plan proactive maintenance before additional leaks developed.
